How To Know When You Need A New Roof

When Is It Time To Replace Or Repair Your Roof?

Roof renovations and replacements are big decisions that lead to big investments. Evidence of roof damage appears gradually subtly at first, going unnoticed for weeks or even months as your roof condition worsens! Practicing regular maintenance is imperative so you can get on top of the project before your home suffers interior damage.

Start by heading up to your attic, look for light that is leaking through cracks or holes in your roof. If beams of light are infiltrating your roof, water may do the same. Make note of these problem areas and see if they can be patched! Additionally, keep your eye out for dark streaks and stains. If these spots are apparent on the underside of your roof or walls, moisture is seeping through, therefore damaging your home’s interior structure. Not only will moisture leave dark marks, it often also causes “sagging”. If you are able to reach the sagging spot, touch it to see if it feels soft or wet. Doing so will help you gauge how severe the damage is. Keep your eye out for any other obvious signs of water damage such as audible leaking or mold. Exterior Roof Inspection

After analyzing your roof from an interior standpoint, check in on your roof from the outside. While interior roof inspections help you pinpoint interior structure damages, exterior roof inspections allow you to identify problem areas that may be easy fixes, before they cause larger issues. Similarly to interior red flags, dark stains, leaks, and water damage are obvious signs you may be in need of roof repair or replacement. Keep an eye out for rotting, broken, or moldy shingles or those with moss or algae buildup.  Shingles that are curled up and or losing granules indicates your roof is dry and brittle and in need of replacement. If your roof is more than 20 years old, you are much more prone to these issues and should have your roof professionally inspected regardless of visible imperfections.
